Myth #1

 For Sale By Owner sellers set the schedule and determine the level of stress.
Whether you're a FSBO Madison or FSBO Miami, everyone likes to reduce his level of stress. One of the more stressful parts of selling your home is coming home to find real estate agents walking potentials buyers through your house when you weren't expecting it. For sale by owner properties are shown by the seller; you schedule the showing, so you know when buyers are coming to your home. Additionally, there is no need to leave your own home every time an agent wants to show it because you're the one showing it.

 

Fact:

Never will you home be shown by ANYONE without your prior consent. I will personally call, email, and confirm all appointments based on conditions you set in our very first meeting together.

 

Myth #2

 Who knows your home better than you? 
When showcasing your fsbo home or fsbo land to a prospective buyer, you know where your house really shines. Whether it's the beautiful landscaping in the backyard or the ornately detailed woodwork in the living room, a for sale by owner can guide the buyer to those selling features.

 

Fact:

Obviously you know your home better than anyone else, you live there. Thats not the point. The point is that if I didn't find out ALL there is to know about your home and then portray that to the world of house buyers, then I don't deserve to be you Realtor. I pride myself on being the best at what I do, and knowing everything about your home is a big part of that.

  

Myth #3

 For Sale By Owner calls the shots
When you create a for sale by owner listing there is no agent telling how to sell your properties. You determine where and how to advertise, when to have an open house, and how to handle negotiations. You negotiate directly with the buyer or buyer's agent and this can minimize misunderstandings.

 

Fact:

There is so much wrong with this statement I don't know where to start. first of all, I will never TELL you how to sell your home. I will give you my professional opinion on what the best techniques are based on solid facts and proven results. We will come up with a full marketing campaign together. All advertising and open houses are conducted with your best interests in mind. Always remember that your in the drivers seat here. All the final decisions are yours to make. I'm just the navigator. As far as negotiating directly with the buyer goes, I would NEVER recommend it. Ask yourself this: If a doctor asked you to consult with him on a patient going in for surgery, you most likely would have no idea what to say. Same thing with real estate. I negotiate for a living and am comfortable saying I have more experience than the average homeowner. Not to mention the National Association of Realtors published a report stating that the home seller using a Realtor got an average 7-10% more for their home than those who didn't.  

 

Myth #4

 No commission
5 to 6% of your property's sale price goes to the realtor(s) when you don't go the for sale by owner route. Even if you do decide to allow buyer's agents to show your house, you'd probably lose 2.5 to 3% of the sale price to the buyer's agent. That can be a significant amount of savings.

 

Fact: 

This is a very misleading statement. Most buyers, about 85% in fact, are already using a buyers agent. Meaning that 1.) you have to agree to pay the 2.5-3% buyers agency commission before they will even show it, and 2.) if you choose not to pay the buyers agency commission, your loosing 85% of buyers. The other HUGE downfall is that your home will not be placed on the MLS, which is the #1 spot real estate sales start. Its how all agents tell their buyers about houses for sale. Not being on the MLS is really hurts your chances for a quick sale. The other problem I have with this statement is that it doesn't tell you how my half of the commission split is used.  Save time
Often times sellers will price their homes higher than they would if they were selling it as a for sale by owner listing. This is in hopes of covering the cost of commission.
